ANTICIPATED RESULTS   

Immediately add $500.00 to every lot listed for sale to cover the up front cost for promotion. As the lots sell through buyer participation, increase the price at the most desirable pace possible in increments of $l,000.00 until the “supply and demand” principal is met.  The success of this offering depends on the complete cooperation and support of the H.O.A. by assisting in the control and the on site security with curb appeal landscaping.  Most importantly to stop competing against each other and work together to improve our properties and increase the value of our land.

The 4,000 plus lot owners who invested in Rotonda over two decades ago with now diminishing assets will make a good base for any promotion.  They know the area and this should provide a good nucleus for a membership club when tied in with the sale or development of their property.  If the lot owners list with Tall Pines Realty for the next 5 years, we can provide a service so it’s a WIN-WIN proposition.

As a follow up, an active Beach and Golf Club should get the owner’s attention.  Properly sponsored as an offering by area business, this should help fill the vacant seats and benefit everyone on the Cape Haze Peninsula.

The “Passport to Pleasure” will be reprinted with a controlled participation.  This is a cost effective way for a Joint Venture Promotion by sharing cost based on contribution and service.  Tall Pines Realty will spearhead the project.

The Gasparilla Golf Club

The Gasparilla Inn & Club features a magnificent Pete Dye Signature 18-hole Championship Course located on scenic Charlotte Harbor … an island course on its own private island. The Gasparilla Golf Club is considered the crown jewel of this historic resort.

The par 72, 6,811 yards course is both beautiful and challenging. Complete practice facilities are available to all resort guests, and lessons from the club’s PGA professionals can be arranged by appointment. Rental clubs are also available.

Golf Club Fees — 2010–2011 (Effective October 2010 – July 5, 2011)
Daily greens fees for Inn guests is $110.
